Upgrade In Electrical Service In The Works

Filed under: Home Improvement — ThisGirl @ 11:47 am

We need to upgrade our electrical service.  For some reason, I just built a brand new house with a 200 amp service, and every circuit is busily engaged in some function.  There is no vacancy in the panel.  At Christmas, I bought Steve this huge air compressor, and it requires 220.  And for some reason, our 600 square foot garage has only a single electrical outlet, not counting the garage door outlet in the ceiling.    We plan to add a one hundred amp panel and additional electrical outlets around the garage.  I pulled the specs from the State of Washington website on how to request an electrical permit.  The fee structure seems quite complicated.  I’ll have to ask Steve to sit down with me tonight so we can go over what work we plan to perform and see where we fit in on the fee schedule.

Sometimes You Just Don’t Have The Energy

Filed under: Gardening and Landscaping — ThisGirl @ 6:11 pm

I think I caught a bug either in or just after getting back from Mexico, so I’ve been kind of weak.  It’s been real hard for me to get out there and do some work on the house.  Still, no matter how weak I feel, I do something.  Even if it’s only spending 15 minutes raking rocks, or maybe I’m only on my hands and knees for a half hour mixing soil amendments in the dirt.  Maybe it’s not even everyday, maybe it’s only 3 or 4 days a week.  Eventually, you start seeing progress.  Eventually, your efforts start paying off.

Pests

Filed under: Building — ThisGirl @ 7:06 pm

I decided to be as completely honest as one can be when I created this podcast.  But when little visitors started arriving at my house last Monday, I had second thoughts.  It’s hard to be upfront about a pest problem.

It’s not the first time I’ve had an infestation of little visitors.  Within one month of moving into my house, this area of the county was saturated with a tent caterpillar invasion.  There was a carpet of caterpillars on my driveway, on my steps, crawling up my house walls and the windows.  It was disgusting.  I tried everything to build a barricade between myself and these creatures, but was unsuccessful until the problem went away after 2 months.

Then last week came these tiny ants up the wall in my dining room.  At first, I thought they might be sugar ants, but I don’t keep sugar in the house any longer.  So I went out and got some Raid traps.  Two days later I found out that these Raid traps were next to useless.  Then this morning, I went into the bathroom and reached for my toothbrush.  There were a carpet of ants on my bathroom counter, crawling up and down my toothbrush, and as I washed in amazed horror, crawling up my arm.  I screamed and started smashing little ants, tiny little dead carcasses lying everwhere.  Stevie of course, came running in.  He sprayed, but as we learned later, our invasion is due primarily to the ceaseless days of rain that we’ve been having.  Plus, I’ve discovered that they like sweets, so I put out this stuff called Terro, recommended by a friend.  One day later, it appears that this Terro stuff works very well indeed.  There is no sign of my little friends.

Episode #003 – Shownotes

Filed under: Podcasts — ThisGirl @ 11:21 am

In this episode, I discuss the process of selecting the home plan that you’re going to build and the company who is going to build it.  I spend a bit of time differentiating between absolute requirements versus wants when selecting the home plan.  But my primary focus is the builder selection process.  Length: 18:20.  Published 03/25/07.  Podcast

I’ve provided a list of builders that I looked at in the Pacific Northwest.

Armstrong Homes – http://www.armstrong-homes.com/customhomes/index.html
Hiline Homes – http://www.hilinehomes.com/
Reality Homes – http://www.realityhomesinc.com/
Seattle Cedar Homes – http://www.lindal.com/seattlecedar/index.cfm
Terhune Homes – http://www.terhunehomes.com/
Timberland Homes – http://www.timberland-homes.com/
Viceroy Homes – http://www.viceroy.com/

Home plan that I finally selected was the 2152 from HilineHomes.

Afterthoughts

04/10/07:  I had a thought today about the home plan I selected.  Not that there was anything wrong with the plan.  But when I sat down with the builder, and filled out the Hiline Homes Product Selection and Binder Receipt, I had at that moment, the opportunity to choose what features I wanted with the house.  I’m talking about the trim and kitchen cabinet package, and any extras features I wanted like skylights and sliding glass doors.  At that time, I also chose the shingles for the roof.  I chose an Asian Green shingle made from Corning.

Here is an area where I could have used a little more research.   Almost 3 years later, we had what turned out to be one of the largest wind storms to hit the Puget Sound in recent memory.  A tree flew threw the roof of my house.  Luckily it missed the vital areas of the structure, but I still needed to repair my roof.  I began to look for shingle replacements and I couldn’t find that color locally.  So I called Corning directly.  That’s when I learned that they no longer carried that brand and color of shingle and that they hadn’t for some time.  I was sorely distressed particularly since I had some pre-warning.  When I was building the house I had been advised by a friend to buy extra shingles, but when I contacted the builder to make those arrangements, I was told not to bother; that there would always be shingles available of this brand and color.  Well he was wrong.

Another issue came up when I chose to paint my house.  I had the hardest time matching the Asian Green color of the roof to a trim and siding color.  Yes, the roof color certainly blends in well, as the house is framed by evergreen trees.  But the color is almost impossible to match if you’re looking for replacement shingles.

Another Rock Pickup

Filed under: Gardening and Landscaping — ThisGirl @ 11:16 am

We picked up another yard of rock this weekend, along with some large boulders to use in the landscaping.  It was raining rather wickedly so we waited till today to rake out the rock from the truck.  By now, Steve and I have a system in place when it comes to raking out the rock in the truck.  We can get the job done in 15 minutes.  We figure that we’ve got another 20 loads of rock to pick up before we can call the job done for another year.

The Survey

Filed under: Building — ThisGirl @ 8:20 am

I just got a call from the surveyor who is going to create a survey map of the wetlands flags for the property.  Lenny is a great guy, really reasonable.  He thought the work might cost me a thousand, twelve hundred.  He said he would be by today to take a look at the work that needs to be done.  While we were talking, I decided to bring up the topic of a obtaining an estimate for the short plat that I will need to have done eventually if everything works out.  I had a bit of a sticker shock when he told me that we were looking at 7 to 8 grand for that survey, but I also realized that I was still getting quite a deal since I had received bids on survey work 4 years ago, and the bids had been even higher than Lenny’s was now.  Guess, I better get busy saving.

Storm Damage

Filed under: Gardening and Landscaping — ThisGirl @ 5:48 pm

Today, Steve worked the chainsaw on the downed trees that fell across the driveway during the storm of December 2006.  He’s been working on these trees for months.  So many came down, and some are still hanging and still dangerous.  As he cuts, he splits, and I move and stack.  We will have many years of seasoned wood for the wood stove.

One Hole At A Time

Filed under: Gardening and Landscaping — admin @ 5:41 pm

One thing I learned long ago is that Rome wasn’t built in a day.  The same can be said for the process of building my house, improving my landscaping, and making other changes to my home.

That said, things don’t get done by just thinking about it.  In these days of busy lives, 60 hour work weeks, and a social life, making a house a home, and making home improvements take some doing, but with planning and perservence, progress can be made.

Take the work I’ve done to landscape my driveway.  I have a 200 foot driveway.  And I would like a sweeping entrance, a graceful view from the street.  I definitely want curb appeal.  But what I’ve got now is scrag.  You look down the road to my driveway and you see the scruffiest site ever.  But I’ve been working on this project for a while and I am seeing progress.  Sometimes it means just digging a hole, moving a rock, planting a few flowers or bulbs, shoveling or turning soil, or just filling in holes.  It may mean just working on the project a half hour 2 or 3 times a week, and it may mean occasionally redoing, because sometimes my efforts don’t turn out so well.  But eventually the job will get done.

I remember when it took me (with the help of my sister) 3 months to dig a utility trench under a 70 foot stand of tall cedar and fir trees.  We dug it out with hand, so I wouldn’t disturb the tree roots.  Trust me.  I know a lot about perservence.

Another Rock Run

Filed under: Gardening and Landscaping — admin @ 11:42 am

Even though we had 20 yards of rock delivered 3 weeks ago, we knew almost immediately, that we would need more rock.  So today, we made a run in the truck to our local gravel yard about 10 miles away.  While we know that the truck can only hold one yard of one inch and a half cleaned crushed, it’s worth it to make a trip one yard at a time.  We paid $21 a yard, and we also purchased three boulders to use alongside the driveway for $5.  Together, we both me and Steve raking it out of the truck, it took us about 20 minutes of hard work to rake it out of the truck into select spots along the driveway.  Then Steve spent 5 minutes rolling the truck over the rock to compact it.  I figure that we will need to make a rock run every other week for a while.

Monster Bulbs

Filed under: Building — admin @ 8:40 pm

I’ll be honest and tell you that last August, I bought 2 big brown grocery bags full of bulbs to be planted that fall.  Hundreds of bulbs.  And then I met Stevie, and not a one got planted last fall.  It was late February before I had the nerve to open those bags.  And what did I find?  Bulbs twisted into odd grotesque shapes and already sprouting.  I decided I had nothing to lose, dug holes into the front lawn by the driveway and planted them.  Three weeks later, I have flowers coming up all over the place.
